Rent indexation calculator

The indexed rent of a lease in Belgium, with the Statbel health index: base rent × new index / start index, with the PEB limitation of 2022-2023 when it applies.

The rule

A residential lease is indexed once a year, on the anniversary of its entry into force, with the health index published by Statbel:

base rent × new index / start index

  • New index: the health index of the month before the anniversary.
  • Start index: the health index of the month before the signature of the lease.
  • Both in the base in force at the signature (2013 = 100 for a lease signed from 2014 to 2025, 2025 = 100 since 2026).
  • Wallonia and Brussels: a dwelling whose lease was in force before the limitation of 2022-2023 keeps a correction factor according to its PEB class.

Indicative result: the indexation clause of the lease, the regional rules and the formal notice to the tenant prevail. Nothing you type is stored.
